New York City, NY: A housing lottery for 50 affordable units in the newly constructed 19-story residential building at 26-25 4th St. in Astoria has been initiated by New York City.
This structure, which is referred to as the Winslow, is 204 feet in height and 289,000 square feet in area. The building comprises a grand total of 165 rental residences, ranging from studio to three bedrooms. It is located in the vicinity of 26th Avenue and 27th Avenue.
The lottery offers fifty affordable units, of which nine are studios, twenty-two are one-bedroom units, and nineteen are two-bedroom units. Each one is designed to accommodate individuals who earn 130% of the area median income (AMI). The monthly rents for the one-bedroom units are $3,963; the two-bedroom units cost $3,105. Each studio unit costs $3,105.
The median income in the vicinity varies between $106,458 and $146,900 for studio units. Two individuals are permitted to reside in each of these units. The median income for one-bedroom units in the region varies between $113,726 and $165,230. A maximum of three individuals may occupy one of these units. The area median income for the two-bedroom affordable units varies between $135,875 and $198,250. Two to five individuals are intended to dwell there.

Coworking areas, a shared laundry room, a children’s playroom, a business lounge, a fitness facility, on-site parking, and bike storage will be provided to the building’s residents. In addition, numerous outdoor spaces are available, one of which is a rooftop terrace that offers expansive vistas of the Midtown Manhattan skyline.
Located to the east of the building is the 30th Avenue subway station, which serves as the terminus for the N and W trains. Furthermore, the Astoria Ferry, situated near the Winslow, provides residents with easy access to a multitude of East River destinations.
Residents have access to a 101-vehicle parking garage on the premises. A seven-story annex is situated at the easternmost point of the property as well.
Before applying, prospective tenants must satisfy the income and housing size prerequisites. In general, residents of New York City are granted priority for unit selection. By May 20, applications must be submitted electronically or by post.
